Mortgage interest and the tax you pay
If you let residential property personally, mortgage interest is not deducted from your rental profit. Instead you receive a tax credit at the basic rate of 20%. This is one reason some landlords consider a company structure, which we model for you before any decision is made.

Property portfolio incorporation
Moving a portfolio into a company can bring Capital Gains Tax and Stamp Duty Land Tax costs, and lenders need to agree. Incorporation relief may be available where the letting activity amounts to a business. We set out the costs and savings clearly so you can decide. See specialist tax advice.
Does Making Tax Digital apply to landlords?
Yes. Gross rents count towards the qualifying income threshold of £50,000 from April 2026, £30,000 from April 2027 and £20,000 from April 2028.
What is the property income allowance?
If your gross property income is £1,000 or less in a tax year, you may not need to report it. Above that, you can deduct either the £1,000 allowance or your actual expenses.
